Considering a Renovation?

What are your first (and second) steps?  The first thing that's important to know from a design point, are you planning this renovation in order to resell your home or are you planning on staying in your home long term?  Also, what are your likes / dislikes about the current space?  It always helps to make a list, not only of your likes, but also a wishlist of what you would like.  We may need to compromise on some of the items on the list due to space or budget constraints, but its always a good place to start.  Also, start collecting pictures of spaces and things you like - that's a big help for us to see your design style.  And the biggest factor, sitting down and determining your budget.  (more on this later)

Renovations

Meet with a Professional
​

Now that you've made the decision to renovate, your next step should be to scheudule an appointment with a professional.  In that appointment your designer will come to your house and see the space, and discuss your ideas, goals, budget, and timeline.  We look around and get a sense of the space and take measurments and photographs. By the end of the first meeting we will get an idea of where you are heading cost wise.  It's usually more than what you thought (sigh...isn't it always).  By now you will be able to decide if you think we are all on the same page, if you like what we are saying and feel comfortable that you could work with us, and you can decide whether to proceed with the design work & drawings.  Up until now you have incurred no expense.
 

Design Phase

From the initial meeting, we then go to literally to the drawing board and start laying out the space to scale and begin working on the functional space, that's the space you have to work in, and this is the priority, then we can make it beautiful. We draw up Conceptual Design plans, which are the starting point, and are usually modified 2 - 4 times before we reach a conclusion.  We generally will meet the same amount of times to review products, make preliminary selections, and develop estimates for the project. Again, the budget will be brought up often during this selection process, as the designer can begin to guide you to choices that best suit your wallet.

Finalize Design & Order

Once the final plans have been approved, it is then time to firm up the estimates, which generally includes getting estimates from other contractors and installers (electricians, plumbers, HVAC, etc).  At this point, final appliance selections are needed, and we pick out the final elements which may be hardware, sink, faucet, and usually final countertop selections.  (in the case of granite slab viewing is generally required).  The designer is busy working on the final plans, scheduling the various trades, and finalizing the invoice.  At this point in time expect to be asked for a deposit.  

Construction Phase

And the fun begins!  Prior to construction starting, we prefer all products for the job to be at our warehouse ready to go, this helps eliminate headaches if things are further backordered, or if they are damaged en route.  This is usually the least enjoyable phase for the homeowner, but we try to make it as easy as possible on you, and to keep things moving as quickly as possible.  Construction is not an exact science, and site conditions may alter things, but we have your best interests at heart.  Once the dust settles, we complete a final inspection and develop a punchlist of the minor items to finish.  At this point, we ask for the final payment.
